Summary:
Performs intermediate technical work involving the determination of eligibility of individuals and families for Housing Choice Voucher, assisting with tenant selection, leasing, serving as tenant advisor; does related work as required.
Work is performed under the supervision of the Housing Operations Manager.
MHA will provide the SSA and, if necessary, DHS with information from each new employee's Form I-9 to confirm work authorization.
Applicants must pass drug/alcohol and criminal screening for employment.
Essential Job Functions:
Receiving and processing applications; tenant selection and leasing; preparing and maintaining records and files.
Interviews applicants for eligibility, securing and verifying data provided; Fills out application forms, processes applications, and determines eligibility; Selects applicants for housing based on priorities, preferences, rent ranges, and available accommodations.
Works with Landlords in acquiring rental property.
Enters and updates data in a computer and has a working knowledge of advanced computer skills.
Conducts annual re-examinations; Interim re-examinations maintain a waiting list.
Notifies applicants of the status of their applications; Selects applicants and issues vouchers to prospective tenants.
Develops and provides an orientation program for new tenants; Contacts appropriate social service agencies based on tenant needs; Assists tenants with housing problems.
Conduct initial inspections for new voucher recipients.
Mediates disputes related to their housing environment; terminates assistance.
Prepares reports, eviction letters, and other documents.
Maintains a working knowledge of Rules and Regulations as devised by HUD and the Housing Authority securely retains sensitive data regarding resident income, expenses, and assets.
Performs related tasks as required.
Essential Job Requirements:
Education:
Any combination of education and experience equivalent to graduation from high school, preferably supplemented by a business school or other courses in accounting.
Experience:
Preferably HUD Housing knowledge and related work in the Housing Choice Voucher Program and leasing experience.
Required Skills:
At least three years of office programs such as Word, Excel, and Outlook are required.
Customer service and conflict resolution.
The ability to represent MHA and deal effectively with tenants, co-workers, and the public both in and outside an office setting.
Physical Requirements:
Able to pass drug and alcohol screening.
The job is sedentary work requiring the exertion of up to 10 pounds of force occasionally and a negligible amount of force frequently or constantly to move objects; the job requires reaching, fingering, grasping, and repetitive motions; vocal communication is required for expressing or exchanging ideas by means of the spoken words; hearing is required to perceive information at normal spoken word levels; visual acuity is necessary for preparing and analyzing written or computer data, operation of motor vehicles or equipment, determining the accuracy and thoroughness of work, and observing general surroundings and activities; the worker is not subject to adverse environmental conditions.
